Smart Bills
Streamline invoice processing with Smart Bills, powered by Orion AI, in Rent Manager Express. Using AI to extract data from PDF and image invoices, Smart Bills creates draft transactions for easy review before posting, eliminating manual entry and reducing errors. Plus, vendors can send invoices directly to a dedicated inbox for automatic upload. Eviction Workflows

Simplify the complex task of managing evictions with Eviction Workflows in Rent Manager Express. These workflows help you track crucial data, avoid missteps, and provide your team with clear visibility into eviction statuses, notes, and history.
Plus, you can customize workflows at the property level, tailoring them to the specific regulations of each jurisdiction where your properties are located.
Income Verification
Verify applicants’ income without the need for pay stubs! With Income Verification, a licensed feature powered by AmRent, you can begin the verification process in Rent Manager with the click of a button. From there, applicants receive a secure link via text or email that allows them to connect their bank account, and then their income report is uploaded to the software for your review. This new resource simplifies your approval process and significantly reduces the risk of fraud.
Prospect Leasing Board
The Prospect Leasing Board makes it easier than ever to track the status of prospective renters and ensure essential follow-up steps are handled promptly. This intuitive, kanban-style board gives you a clear view of where each prospect stands, with custom stages tailored to your process. Leverage prospect stage triggers that automatically advance potential renters through their stages—now with four new prompts—and stay informed with automated notifications whenever a stage changes.
Loans Payable
The new Loans Payable feature in Rent Manager keeps your loans organized and manageable in one place. Track balances, manage details, and record payments with ease. Rent Manager calculates principal, interest, escrow, and other costs, giving you a clear view of what’s due and when.
Enhancements include the Refinance Loan Wizard, which streamlines refinancing by closing old loans, setting up new ones, and preserving loan history. Two reports add further insight: the Transaction History Report breaks down payments over a date range, while the Listing Report summarizes key loan details like lender, interest rate, and remaining principal.
@Mentioning in History/Notes
You can now tag Rent Manager Express users in History/Notes comments with our new @mention tool. To use this feature, start a new note on any History/Notes tab; type the @ symbol, followed by the user’s name; and select them from the user list that auto-loads. Once @mentioned, the user(s) will receive an email containing your note and a link to quickly access it in the software.
Further, you can add a profile picture and title to each Rent Manager user profile in your system, making it easier to identify the correct user when @mentioning the members of your team.
UI Improvements (Restyled Reports, Restyled Dashboard)
Restyled Reports
We’ve reformatted reports in Rent Manager Express with a modern, streamlined design. We’ve also significantly improved the formatting of Excel exports—eliminating merged cells and improving alignment—so that it’s much easier to organize data exported from Express and quickly apply logic or calculations to it.
Restyled Dashboard
We’re excited to share that Dashboard tiles in Rent Manager Express have a new look and feel! To deliver a more professional and sleek design to the Dashboard, we’ve changed the default colors for the header border, background, and font. You can also customize each of these colors when creating a new Dashboard in Express. Further, you now have the ability to save graphs from the Dashboard as images to include in emails, presentations, etc. Check out our new styling here.
Add Vendors and GL Accounts on the Fly
In Rent Manager Express, you can now create a new vendor or general ledger account while working on another transaction—such as adding a check or bill—without losing your progress. Just select the + Add New button from the Vendor or Expense Account drop-down, add the new record, and continue your data entry. The new record is immediately added to the system and will be available for future use.
AutoPay Enhancements
You can now enable a variety of new payment frequencies for tenants and homeowners to leverage via the Tenant Web Access (TWA) portal and the rmResident mobile app. These frequency types include weekly, quarterly, semi-annual, and annual, which are particularly useful for charges that are not paid at monthly intervals throughout the year, such as Homeowner’s Association dues and weekly rentals. Additionally, tenants can specify dates for AutoPay to start and end, giving them more visibility and control over their scheduled payments.
Export 1098 & 1099 Corrections
You now have the ability to create and export 1098 and 1099 correction files from Rent Manager Express for submission via the IRS FIRE System. Both export options feature step-by-step wizards that guide you through the process.
Note: Per the IRS, for Tax Year ’24 corrected returns must be filed electronically if the original return was filed electronically. The corrected returns exported from Rent Manager Express will need to be submitted to the IRS FIRE system using the same Transmitter Control Code (TCC) as the original file.

Blue Moon Simplification
We’re excited to announce enhancements to the Blue Moon lease-creation process, designed to simplify and streamline your experience. Forms are now selected earlier in the Rent Manager wizard, which automatically narrows down the fields on subsequent pages, saving you time and reducing complexity. Locked and required fields from your Blue Moon setup are clearly displayed and enforced, ensuring higher data accuracy and consistency. We’ve also introduced a new privilege for locked fields that allows you to control who can edit them, delivering better security and control over your data.
