As we reflect on 2025 and all that was accomplished, there’s no doubt that you’ve been busy! And so have we. Last year, our team worked tirelessly to deliver feature enhancements designed to grow your business and improve your Rent Manager experience.

As you hit the ground running in 2026, check out the most exciting features we released last year in case you missed them.

The Biggest Feature Enhancements of 2025

Smart Receipts


Smart Receipts, powered by Orion AI, captures expense details by uploading pictures of receipts to Rent Manager via the rmAppSuite Pro mobile app and auto-fills your entries, reducing manual entry and keeping expenses organized.

Orion AI Writing Assistant

The Orion Writing Assistant is an AI-powered resource that effortlessly creates engaging listing descriptions—including Rent Manager specific-scripting—and much more. The Writing Assistant also translates text into multiple languages, with Spanish, French, Canadian French, and Chinese available for quick selection.

Tenant Self-Inspections

Eliminate paper forms and manual data entry with Tenant Self-Inspections. Assign move-in inspections to residents, who complete and submit their assessments seamlessly via the rmResident mobile app. Any feedback is automatically updated in Rent Manager, providing instant access to inspection records and helping you resolve issues faster.

Utility Management Updates


We’ve significantly enhanced Rent Manager’s Utility Management system, bringing more efficiency, visibility, and control to your utility workflows.

  • Easily estimate unreadable meters with a single click and receive automated warnings to prevent billing surprises. Rollovers are also confirmed and recorded for better auditing.
  • Leasing agents can instantly trigger Off-Cycle Reads upon resident move-in/out, ensuring techs get notified immediately for accurate usage capture and faster account closing.
  • Initiate and manage full meter swaps right from the readings screen with a guided, step-by-step wizard.
  • Monitor utility usage more effectively with customizable Consumption Groups. Set thresholds for normal, high, and low meter readings, and receive exception alerts in rmAppSuite Pro for added reporting visibility and to catch issues early.

Lease Renewal Updates


Our enhanced renewal features include a lease renewal tool that guides you through every step of the process—letting you offer tenants multiple lease terms, adjust rates, add fees, and publish documents directly to the Tenant Web Access (TWA) portal. Further, with the Lease Renewal Board, you can easily track each tenant’s status in real time, perform batch actions, and stay on top of renewals.

Birds Eye View

Birds Eye View’s more intuitive interface, support for multi-floor layouts, and improved Map Views help you visualize operations at a glance and manage units with more speed and clarity.

Surveys

Automate the collection of tenant feedback with Surveys—a powerful tool that integrates with your maintenance workflows to trigger survey sends once service requests are closed or reach a specific status.

My Workspace Updates

  • The Announcements feature showcases releases, new features, and more through a built-in feed in My Workspace.
  • Access Rent Manager University (RMU) courses directly in My Workspace with the RMU Workspace Integration. View assigned courses and learning paths in real time and use quick links to continue your training.

Flexible Rent


Powered by Zego and Flex, Flexible Rent gives renters more control over their payments by letting them pay their rent balance in two installments on a schedule they choose, while property managers still get paid on time and in full.

Rent Quotes

Rent Quotes stores and communicates rent offers, connects applications and screenings, and sets up recurring and one-time charges once prospects become renters—all while reducing manual errors and simplifying the leasing journey. You can also script expected charges at the Prospect level to easily include quote amounts in emails or follow-up communication and automatically pull those charges into lease documents for a seamless transition from quoting to leasing.

Short Term Rental Enhancements

Boost bookings and guest satisfaction with flexible Short Term Rental features. Allow guests to complete final payments online, set minimum stays, offer direct bookings via the map view, and apply promo codes on the fly—all with dynamic pricing updates.

New Excel Export Capabilities

Completely revamped Excel exports include cleaner data transfers with no extra headers or columns; with column headers pinned at the top of the page as you scroll; and the ability to carry all formulas over to Excel. These improvements deliver fully functional, dynamic spreadsheets that are perfect for your calculations and analysis.
