I'm so glad we found Rent Manager when we did. We had just fired our third party property managers and were facing a potential crisis when Rent Manger came to the rescue. Now, the owners who live in Indiana and in Georgia can keep the books and more importantly the checkbook for the properties we own in Ohio. Both the Rent Manager software and the Rent Manager tech support are user friendly. I have never experienced such timely, courteous, and efficient tech support as I have at Rent Manager. Not only that, but Rent Manager actually gets better and better over time because there are so many wonderful features to Rent Manager that only time reveals. I have not found Rent Manager to be deficient in any aspect of our property management business. The software and the people are a joy to work with every day.

I called and talked to Andy Williamson about whether or not we were to be sent upgrades or if we were updated automatically when they were released. I was not aware that we were supposed to download them ourselves. The person that used to do billing is no longer here and the new person was never told how we were to get the updates. It was always assumed that it must be done automatically. Andy very graciously explained how to go about it and walked me through the process. It did not work. I tried a few times to no avail. He then told me that he would have someone from tech support call to help. Based on past experiences, I was sure that it would be a day or two before anything happened. About an hour later I got a call from Dave Osbun of tech support. I was very surprised. I had never had such quick response from anyone before. We went through the same process again and tried some things that did not work. He then said that he would have to get back to me and again I thought...OK...another day or two. An hour later he was back and we got the problem solved. It took some time and I learned a lot while we were working the problem.

Now to the reason for this missive...I wanted you to know that you have two great people working for the company. They were polite, extremely helpful, and did their jobs well. I am the first to yell when something is not right, but I am also the first to let someone know when they have done a great job. Many people will tell you when something is not to their liking but forget to tell you when everything is all right. My compliments to you for having such good people working for your company."

"I swear to goodness, I have not taken my hands off this program since I downloaded the demo, especially after getting my data in the system!

I am not easy to please especially when it comes to software. After being on ********, I look at this program like a cell phone, asking why I did not do this a year ago.! How could I have ever lived without this and how much money have I lost being on an old system that was not giving me what I needed?

As of this time, I have this thing printing out complete pleadings for court (The WHOLE THING) and PERFECT DATA, I don't have to fill in ANYTHING! It is also spitting out voucher letters so the tenants can get help with their rent, and COMPLETE LEASE PACKAGE. This has been taking me an hour per tenant!

I would hate to think of how many thousands o dollars each quarter I have lost not being on this program and utilizing it to its capacity!

The decision took YEARS to make, asking supposed authorities in the rental business and getting little or no answers except to come up with thousands of dollars and buy the "Big Boy" and stay hostage to their terms. I am glad I waited till I tried this one!

Having been a programmer myself, I am very critical of software. I know how important the functionality is in a system and this one really has it.

" In May of this year I was looking for a way to properly and easily record rent for 3 communities that I track rent for. I went online for my research and found many different software companies. One that I looked into was Rent Manager and was first of all very impressed with personal service I received beginning right from the friendly voice that answers the phone.

From there, I was directed to the sales department and the person I spoke with was very knowledgeable about the software. This is something I look for when I am looking for software. I feel the sales department needs to know the software as well as the people that write it. The person that I spoke with was very knowledgeable and was able to answer all of my questions.

I ordered the software and began using it. I struggled at first, simply because I was coming from an older DOS based program moving to a Windows based program.

I feel my situation is unique in the way I receive the information and the way I must report it back to the property manager. I will admit I have shopped around for other programs and am pleased to report that the capabilities of Rent Manager always seem to exceed the competition. I am writing to tell you how much I have enjoyed using Rent Manager over the past 6 years. It has really eased my workload, trying to manage my mobile home park. I don't have to tell you the paperwork nightmare that would be involved without using a computer with good managing software such as Rent Manager. I have tried other programs such as Prism software and Park Pro for windows and none even come close to the quality of Rent Manager. I especially like the metered utility module since I have to read and post water meter readings each month. The field entry report is very useful, all I do is print it or e-mail it to my manager and then he returns it completed. It makes an otherwise time consuming chore a breeze. The payable module really helps in keeping track of expenses vs. income. It is also a great help at tax time. The reports that Rent Manager produces are very useful as well as clear and concise with all the required information to help with data management.
