Common Area Maintenance (CAM) Charges
Manually calculating and reconciling your CAM charges can be a hassle. If your portfolio consists of commercial or retail office space, then the Rent Manager CAM module can make your job much easier. The Rent Manager CAM module is a powerful, easy-to-use tool for managing your Common Area Maintenance fees.
The CAM module is designed to be easy to setup and is 100% customizable. You can designate any charge type as a CAM and create your own CAM expenses. Rent Manager does the calculations for you based on your specifications. They can be created for an entire property, a single rental unit, or on a customer-by-customer basis. Charges can also be based on a customer's percentage of the overall square footage of the property, a customer's percentage of the overall rented square footage, a flat fee, or any charge based on a user-defined field. Charges can also be based on previous charge amounts.

Calculate CAM based on:

Divide CAM by:
• Use last year's CAM expense
• Use a CAM expense from any period (last month, two months ago, etc.)
• Use a specific amount
• Use an amount from a property user-defined field
• Use an amount from a customer user-defined field
Reconciliation Features:
• Reconcile all, individual, or groups of properties at one time
• Reconcile all of your CAM charges at one time or do them individually
• Pick and choose which CAM charges are to be reconciled against which CAM expenses
