ADVANCED UTILITY BILLING

The Metered Utilities Plus module processes metered utilities in states and communities such as Texas, California, Michigan, and Arizona that require special calculations (Blended rates, special fees & surcharges, low income/medical discounts, & local energy use taxes) It allows you to specify multiple utility suppliers and meters, as well as specify which units qualify for low income, medical, or other special discounts.

This will eliminate the need to manually calculate or estimate utility charges and you can avoid the monthly fees for expensive and often inaccurate Billing Services.

This module also allows you to set up MU-PLUS meter types to handle the more complex calculations and standard meter types to handle simpler calculations and prior Rent Manager Customers. The MU-Plus meter types contain all of the calculations necessary to determine charges for a utility type supplier. Any number of user-defined calculations can be set up to handle the requirements for your utility supplier. All of the individual charges, (Consumption charges, fees, discounts, taxes, etc.) can be calculated and totaled to determine the actual utility charge billed to the tenant. You will also have the ability to run a detailed breakdown of the individual rates and charges on the customer's statement.

Utility Listing: Provides a listing of the defined utilities.

Meter Types Listing: Displays the information on various meter types with their rates and formulas.

Consumption Reports: Includes reports such as tenant consumption, total consumption, historical consumption, field entry reports, rental units (displays which utilities are assigned to which units). The rental unit report will contain the utility, property, units, and the meter types currently defined in the system.

Hand held options are available that will allow you to take meter readings in the field, and then download them directly to Rent Manager. No need to take the readings by hand, and then re-enter them by hand.

Readings History Report: This powerful report allows you to get historical metered utility information. You can select reports such as consumption spreadsheets for one tenant/unit over the last year and averages per property/utility.
